This guide is for Marines, sailors and families with orders to Marine Corps Air Station Miramar who want to live off base. We compared the eight neighborhoods Miramar families ask about most. Each one is pinned at a well-known central landmark, with the drive to the Main Gate area, a dated 2026 rent figure, the public school district and one honest drawback. Gate facts come from the air station's own site.

The gates
- Main (East) Gate, off I-15 on Miramar Way: open 24 hours, seven days. It has the Visitor and Registration Center and takes deliveries 6 a.m. to 10 p.m.
- North Gate, off Miramar Road: the housing gate, open 6 a.m. to 10 p.m. daily. No deliveries.
- West Gate, closest to I-805: closed except in special cases, per the air station's Inbound Directions page. Older guides list commute-hour openings, so don't plan around it.
1. Mira Mesa
Mira Mesa sits right on the base's northwest edge and is about 4 miles from its library to the Main Gate area. It is a big community of about 80,000 people, served by San Diego Unified and Mira Mesa High. RentCafe's September 30, 2026 average was $3,110 for a 2-bedroom and $3,816 for a 3-bedroom, nearly flat on the year. The drawback is noise. The City's Mira Mesa planning atlas maps Miramar noise contours of 65, 70 and 75 dB CNEL (a 24-hour average noise level) plus an Accident Potential Zone II, so look up a specific address before you sign.
2. Kearny Mesa
Kearny Mesa is south of the base, about 5 miles from Montgomery-Gibbs Executive Airport to the Main Gate area. It is the priciest apartment market here: RentCafe's September 1, 2026 average for a 2-bedroom was $3,768, and it had no 3-bedroom average. The upside is food: it includes the Convoy District. The drawback is space and price for a family. Schools are San Diego Unified.
3. Tierrasanta
Tierrasanta is a master-planned community from 1971, about 6 miles from its library to the Main Gate area. RentCafe's August 31, 2026 average was $3,056 for a 2-bedroom, and 53% of households rent. The library says juvenile materials make up about half of its circulation because several schools are nearby. Schools are San Diego Unified. The drawback: the rental supply is small, and RentCafe had no 3-bedroom average.
4. Scripps Ranch
Scripps Ranch is east of I-15, about 8 miles from the library to the Main Gate area. It is mostly owner-occupied (80% by RentCafe's count), and the August 2026 averages were $3,473 for a 2-bedroom and $4,197 for a 3-bedroom, which is above the E-5 with-dependents rate. Schools are San Diego Unified, including Scripps Ranch High. The honest drawback is wildfire: the 2003 Cedar Fire destroyed more than 300 homes in south Scripps Ranch.
5. University City and Clairemont
University City is west of the base near UC San Diego, about 8 miles from its library to the Main Gate area. RentCafe's August 2026 averages were $3,650 for a 2-bedroom and $4,588 for a 3-bedroom, so it is one of the more expensive picks. Schools are San Diego Unified. The drawback is that the drive to the Main Gate runs east on Miramar-area roads that SANDAG flags for peak-hour queues, and the North Gate closes at 10 p.m. Next door, Clairemont is about 9 miles from Clairemont Town Square to the Main Gate area. RentCafe had no separate figure for it, so we used Zumper: the September 16, 2026 median for a 2-bedroom in Clairemont Mesa West was $2,950, and a 3-bedroom was $4,397. Schools are San Diego Unified. The drawback is a commute that usually crosses I-805, one of the corridors SANDAG lists as congested at peak hours.
6. Poway
Poway is its own city north of the base, about 11 miles from City Hall to the Main Gate area. RentCafe's October 2026 average for a 2-bedroom was $2,851, down about 2.5% on the year, and three-quarters of households own their homes. The draw is the schools: Poway Unified runs 40 schools serving Poway, Rancho Bernardo, Sabre Springs, Carmel Mountain Ranch, Rancho Peñasquitos, 4S Ranch, Del Sur and Torrey Highlands. The drawback is that most of the drive is on I-15.
7. Santee
Santee is the East County value pick, about 13 miles from Santee Trolley Square to the Main Gate area. RentCafe's September 1, 2026 averages were $2,575 for a 2-bedroom and $2,902 for a 3-bedroom, the lowest here. Santee School District runs the elementary and middle schools, and Grossmont Union High School District runs Santana and West Hills high schools. The drawbacks are the longest drive on this list and hotter inland summers (why it's hotter inland).
On-base housing
Liberty Military Housing manages on-base family housing for the San Diego region through a public-private partnership. SANDAG's briefing book counted 524 family housing units on the air station. The local housing office is at 45418 Howe Rd, and the San Diego Housing Service Center is 619-556-8443. For school questions, the Miramar School Liaison Program is at 858-307-8625. Compare the options in on-base vs off-base housing. Before you sign anything, read the PCS to San Diego checklist, military clauses in California leases, and where military families live across San Diego.
