The short version
- Camp Pendleton lists its Main, San Luis Rey, Las Pulgas, San Onofre and Cristianitos gates as open 24 hours, and the Del Mar Gate as 6 a.m. to 8 p.m. (base access page, checked October 5, 2026).
- A 2018 SANDAG briefing book found 60% of Camp Pendleton's commuters came from North San Diego County and 24% from Riverside County.
- RentCafe's August-September 2026 average for a 2-bedroom apartment runs from about $1,965 in Fallbrook to about $3,496 in San Clemente.
- 2026 BAH for an E-5 with dependents at Camp Pendleton (Military Housing Area CA024) is $3,963 a month, and it is paid by duty station, not by the town you live in.
- Liberty Military Housing runs on-base family housing, with nearly 6,880 units and waits of 1 to 16 months.
This guide is for Marines, sailors and families with orders to Marine Corps Base Camp Pendleton who are choosing where to live off base. We picked the seven towns most families actually weigh, pinned a well-known central landmark in each, and measured the drive to the gate you would most likely use. Rents are 2026 averages from a named source, and every gate fact comes from the base's own access page or a SANDAG (San Diego Association of Governments) briefing book.

The gates, and which one you'll use
- Main Gate (Vandegrift Boulevard, Oceanside): 24 hours. SANDAG's 2018 briefing book noted heavy congestion and back-ups on Vandegrift.
- San Luis Rey Gate (Vandegrift Boulevard near Papagallo Drive): 24 hours. In SANDAG's 2018 count it was the most used gate, with 35% of commuters, and it backs up in the morning.
- Del Mar Gate: 6 a.m. to 8 p.m.
- Las Pulgas Gate: 24 hours, but outbound traffic is closed Monday to Friday, 6 to 8 a.m.
- San Onofre and Cristianitos gates (north end, near San Clemente): listed as 24 hours on the base access page. One private relocation site lists Cristianitos as weekdays only, so confirm before you rely on it at night.
- Fallbrook Gate (Ammunition Road, through Naval Weapons Station Fallbrook): SANDAG counted 24% of commuters entering here in 2018 and noted a one-lane setup with afternoon back-ups of up to three miles. The base's current access page doesn't list it, and a relocation site lists it as authorized personnel only. Ask your unit whether your ID gets you through.
- Visitor Center (Building 20255T): 7:30 a.m. to 11:30 p.m. weekdays and 8 a.m. to 8 p.m. weekends, effective June 17, 2026. Phone 760-763-8435.
1. Oceanside
Oceanside wraps around the Main and San Luis Rey gates, so it is the shortest drive for most people: about 3 miles from the Civic Center library to the Main Gate area. RentCafe's September 30, 2026 average for a 2-bedroom was $2,796, and Apartments.com's August 2026 figure was close at $2,699. Schools are split. Oceanside Unified covers much of the city, and Vista Unified says it serves "a large portion of eastern Oceanside," so check the district for a specific address. The honest drawback is that everyone else lives here too, and Vandegrift Boulevard backs up at both gates during commute hours.
2. Carlsbad
Carlsbad is about 6 miles from the Main Gate area by road and is the pricier coastal option. RentCafe put the 2-bedroom average at $3,459 on September 30, 2026, up about 6.5% in a year, and a 3-bedroom at $4,461. That 3-bedroom figure is above the E-5 with-dependents rate. Carlsbad Unified runs 16 schools, including Carlsbad High and Sage Creek High, across about 42 square miles. The drawback is cost: a family that needs three bedrooms may pay more than BAH covers.
3. Vista
Vista sits inland, about 11 miles from its Civic Center to the Main Gate area. RentCafe's September 1, 2026 averages were $2,758 for a 2-bedroom and $3,397 for a 3-bedroom, so a larger place usually fits inside BAH here. Vista Unified covers 39 square miles, including most of Vista. The drawback is the drive. Inland routes feed onto SR-76, which SANDAG flags for heavy commuter delays, and inland summers run hotter than the coast (why it's hotter inland).
4. Fallbrook
Fallbrook sits on the base's east side and had the lowest average in our list: $1,965 for a 2-bedroom and $1,882 overall (RentCafe, September 1, 2026). The catch is a thin apartment market. RentCafe had no 3-bedroom average, and 58% of households own their homes. By road it is about 21 miles to the Main Gate area. The Fallbrook Gate is much closer, but read the access note above before counting on it. Public schools are the Fallbrook Union Elementary and Fallbrook Union High districts, which also serve the on-base DeLuz, O'Neill Heights, Serra Mesa and San Luis Rey housing areas (school liaison list, June 2021).
5. San Clemente (Orange County)
San Clemente is the pick if you'll work on the north end of the base. From the pier it is about 6 miles to the Cristianitos Gate, and the San Onofre Gate is nearby on Basilone Road. It is also the priciest option: RentCafe's August 31, 2026 average for a 2-bedroom was $3,496. Schools are Capistrano Unified, which also serves on-base families in San Onofre I, II and III and San Mateo Point through San Onofre School and San Clemente High. Remember that you are in Orange County, so county services are Orange County's, not San Diego's. Your BAH stays the Camp Pendleton rate.
6. Temecula and Murrieta (Riverside County)
These two are the classic "drive for more house" choice, and SANDAG's 2018 data showed about a quarter of base commuters doing it. RentCafe's August 31, 2026 averages: Temecula $2,429 for a 2-bedroom and $3,090 for a 3-bedroom; Murrieta $2,551 and $3,055. Both 3-bedroom figures are well under the E-5 with-dependents rate. The cost is distance: about 32 miles from the Temecula library and about 37 from Murrieta's, south on I-15, west on SR-76, then I-5 to the Main Gate area. Schools are Temecula Valley Unified and Murrieta Valley Unified.
On-base housing
Family housing on base is run by Liberty Military Housing. Military OneSource lists nearly 6,880 units in neighborhoods including DeLuz, Serra Mesa, Stuart Mesa, Del Mar and Wire Mountain, with waits from 1 to 16 months depending on rank, family size and bedrooms. Once you check in, you have 30 days to get on the waiting list with a control date of your detachment date. The Family Housing Office is 760-725-5995. On-base children attend Oceanside Unified, Fallbrook or Capistrano Unified schools, and the School Liaison Office (760-763-7385) can tell you which. For the trade-offs, see on-base vs off-base housing.
