  • Ocean Hills Country Club (Oceanside): 1,632 guard-gated homes built 1984–1999, low $700,000s to mid $1 millions.
  • Lake San Marcos: about 2,000 age-targeted homes from the $500,000s to $2 million.
  • Seven Oaks (Rancho Bernardo) and smaller enclaves in Carlsbad, Encinitas and Oceanside round out the options.
  • All are resale-only; budget for HOA dues, which were $650 a month on one 2026 Oaks North condo listing.

San Diego County doesn't have one giant retirement city like Laguna Woods, but it has several established active-adult communities, mostly in North County. "Age-restricted" means at least one resident must be 55 or older under federal fair-housing rules; "age-targeted" communities market to older buyers without strict limits.
